This Sobha Mullur review is an assessment of a pre-launch project. Sobha Mullur, SOBHA Limited's 2,285-apartment community in Mullur, off Sarjapur Road, is planned on SOBHA's 27.64-acre land alongside the row houses of Sobha Crystal Meadows. It has not yet launched, so there are no resident reviews of it. What can be judged now is the developer, the location, the plan and the terms, and that is what this page does. It also explains how Sobha Mullur relates to Sobha Crystal Meadows, and how it compares with the other pre-launch projects on Sarjapur Road. For buyer-fit reading, Sobha OneWorld is useful because the right project for an investor can still be wrong for an end user, and the review has to separate those cases.

Sobha Mullur Developer Assessment
SOBHA Limited has built in Bengaluru since 1995 and has completed 156.45 million sq ft across 599 developments, more than 72 million sq ft of it in Bengaluru. It is listed on the BSE and NSE, holds AA- ratings from ICRA (Stable) and India Ratings (Positive), and at 30 September 2026 held more cash than debt.
Its distinguishing feature is backward integration. SOBHA builds its own projects with its own contracting teams and makes its own glazing, metal works, interiors and concrete products in factories covering more than 45 acres. For a buyer, this means the quality of finish does not depend on which subcontractor won a tender.
The points to weigh are scale and pace. SOBHA has 18 projects due to launch over the next six to eight quarters, eight of them in Bengaluru, and a record level of sales. Execution capacity across so many sites at once is what to watch, and the quarterly progress updates that K-RERA requires will show it.
Sobha Mullur Location Assessment
Strengths. The Wipro SEZ at Kodathi is about 1.6 km by road, RGA Tech Park is about 3 km by road, and the Outer Ring Road office parks are about 8 to 9 km. Thirteen schools lie within about 8 km by road, with St Patrick's Academy about 1 km away and Delhi Public School Bangalore East, Greenwood High, TISB and Oakridge among them. An Apollo Hospitals facility is under construction about 2.4 km away. Chikka Bellandur lake lies just north of the site. SOBHA's own row houses at Sobha Crystal Meadows share the land, and SOBHA Altair is about 3 km away.
Weaknesses. Sarjapur Road carries far more traffic than it was built for. The nearest metro under construction is about 7 km away on the Outer Ring Road, and the Red Line that would serve Mullur directly is still awaiting central approval. Many projects around Mullur are under construction at the same time, so the area will be busy with construction traffic for several years.
Sobha Mullur Plan Assessment
As planned, the community includes a clubhouse, a swimming pool, sports courts, a kids' play area, and senior-citizen and pet facilities. Two basement levels keep cars off the ground, which matters in a community of this size. The proposed plan puts the 2,285 homes in 11 wings across three buildings: Building 1 of two basements, a ground floor and 28 or 29 upper floors, and Buildings 2 and 3 of two basements, a ground floor and 27 upper floors, with an amenity building and four activity blocks. About 4.73 hectares (about 11.7 acres) are proposed as green belt.
Sobha Mullur sits among the large high-rise communities planned between Mullur and Varthur, and it is larger than the corridor's earlier communities, such as SOBHA's own Royal Pavilion with 1,284 homes. What a buyer gains is the amenity depth and open ground that a large site can provide; what a buyer gives up is the feel of a small project.
Sobha Mullur and Sobha Crystal Meadows
Sobha Mullur is often confused with Sobha Crystal Meadows, and the relationship is simple once it is set out. Sobha Mullur is planned on SOBHA's 27.64-acre land in Mullur, Bengaluru East taluk, alongside the row houses of Sobha Crystal Meadows, approved in 2023 as 290 four-bedroom homes of ground plus three floors. SOBHA has extended the plan for this land: alongside the Crystal Meadows row houses, it is planning 2,285 apartments.
| The land at a glance | |
|---|---|
| Land | About 27.64 acres in Mullur village |
| Apartments (Sobha Mullur) | 2,285 in 11 wings across 3 buildings, as planned |
| Row houses (Sobha Crystal Meadows) | 290 four-bedroom row houses, approved in 2023 |
| Other buildings | An amenity building and 4 activity blocks, as planned |
| Total built-up area (proposed) | About 474,240 sq m (about 5.1 million sq ft), including the row-house scheme's about 101,832 sq m |
| Green belt | About 4.73 hectares (about 11.7 acres) proposed |
| Apartment approvals | Terms of reference granted August 2026; environmental clearance applied for and pending; K-RERA pending |
For a buyer of an apartment, the practical consequences are three. First, the apartments and the row houses are different homes: the row houses are K-RERA registered phase by phase; the apartments' registration is pending, and the row-house registrations do not cover the apartments. Second, the apartments' own environmental clearance and K-RERA registration are still to come, so the date and the number on the booking form matter. Third, the community will be a mix of high-rise apartments and low-rise row houses on one piece of land, which shapes outlook, density and how shared spaces are planned.
Searches for "Sobha Crystal Meadows Phase 2" often lead to Sobha Mullur. The registered Phase 2 of Sobha Crystal Meadows is one of its row-house phases, registered in 2024 along with four others, while Sobha Mullur is the apartment development on the same land, with its own K-RERA registration still pending. Buyers who have seen either name should check the project name and the apartment registration on any booking form.

Sobha Mullur Buyer Priorities
- Build quality, which is where SOBHA's in-house model shows.
- A short commute to the Wipro SEZ, the Sarjapur Road parks and the Outer Ring Road.
- Schools within a short drive.
- Amenities that work at scale, with enough courts, pool space and play area for the number of residents.
- A reliable completion date, registered and tracked under K-RERA.
Sobha Mullur Points to Monitor
- K-RERA registration. Pending. By law, bookings can open only after it is issued.
- Environmental clearance. Terms of reference were granted on 20 August 2026; the environmental clearance was applied for on 5 October 2026 and is pending. Pay nothing until Sobha Mullur is K-RERA registered and its environmental clearance is granted.
- The registered completion date. Completion is set for Q2 2030 (tentative); the binding date is the one in the registration.
- The price sheet. Compare the carpet-area rate with SOBHA Altair and with other new launches, not with Mullur's locality average.
- The master plan. Check how the green belt is laid out, the spacing between wings and the clubhouse size.
- Phasing. Note which phase your wing is in and its completion date.
Sobha Mullur Due-Diligence Checklist
- Confirm the K-RERA registration number at rera.karnataka.gov.in and download the registered plan.
- Read the agreement for sale, especially the carpet area, completion date, delay compensation and specification schedule.
- Check the approvals: the BMRDA plan sanction, environmental clearance and fire clearance.
- Confirm the title and any joint-development arrangement in the registration documents.
- Confirm that the booking form names the apartment development and carries the apartment registration, not a row-house one.
- Get the full cost sheet in writing, including parking, clubhouse, deposits and taxes.
- Confirm which banks have approved the project for loans.
- Visit the area, and visit a completed SOBHA community to judge the finish.
Sobha Mullur Market Perspective
Sobha Mullur brings SOBHA's in-house construction to 2,285 planned homes in Mullur, about 1.6 km by road from the Wipro SEZ and within about 8 km of thirteen schools. The open questions lie in the details not yet released: the price, the registration, the master plan and the timeline. Buyers who register interest early get first sight of all four, and can decide with full information when the price sheet arrives.
Editorial note: this page is an assessment of a project at the pre-launch stage. It is not a resident review, and it will be updated as the price sheet, the K-RERA registration and the plans are released.
