Sobha Mullur Master Plan

The proposed Sobha Mullur master plan arranges 2,285 apartments in Mullur, East Bangalore, as 11 wings across three buildings, with a clubhouse and four activity blocks. As planned, Building 1 rises two basements, a ground floor and 28 or 29 upper floors; Buildings 2 and 3 rise two basements, a ground floor and 27 upper floors; the tallest point is 93.45 m. It is a high-rise plan: the homes go up, the cars go underground, and the land between the buildings is kept for landscape, sport and community life, with about 4.73 hectares (about 11.7 acres) proposed as green belt and Chikka Bellandur lake just north of the site. For another Bengaluru planning reference, Sobha OneWorld helps keep attention on density, circulation, landscape depth, and the way residents will move through the community.

Sobha Mullur is planned on SOBHA's 27.64-acre land in Mullur, where the 290 four-bedroom row houses of Sobha Crystal Meadows were approved in 2023. SOBHA has extended the plan for this land: alongside the Crystal Meadows row houses, it is planning 2,285 apartments, and the master plan described here is that apartment plan.

This page explains what the plan fixes, how to read its numbers, how a site of this size works on the ground, and what to look for in the detailed layout drawings when they are released with the launch.

Reading the Sobha Mullur Numbers

Built-up area. Because the same land also carries the row-house scheme, the proposed total built-up area of about 474,240 sq m, or about 5.1 million sq ft, covers the whole land, the row houses' about 101,832 sq m included.

Buildings, wings and height. The proposed plan has three residential buildings holding 11 wings between them, with Building 1 the tallest. Each wing works as its own address for lifts, entrances and services, while the buildings share the basements, the landscape and the amenity spaces.

Homes per floor. With 2,285 homes spread across 11 wings, each lift core serves a cluster of homes rather than a whole building. The homes on each floor of each wing, and the lift arrangement, are part of the detailed plans released with the launch.

Sobha Mullur Buildings and Placement

High-rise buildings in Bengaluru must be set back from the site boundary and from each other in proportion to their height, with fire-tender access around every building. Those rules give a plan like Sobha Mullur's its basic form: tall buildings spaced apart, a driveway loop connecting them, and landscaped ground in between.

The placement of each building relative to the Ambalipura–Sarjapur Road, Chikka Bellandur lake to the north and the Crystal Meadows row houses will decide which homes get which outlook. Buyers who care about view or morning light should ask for the site plan and the orientation of each wing at launch, and compare floors and facings within the same configuration.

Sobha Mullur Basements and the Ground Plane

As planned, two basement levels run beneath the buildings. Basements of this kind typically hold residents' car parking, two-wheeler bays, service rooms, water storage and the lift lobbies at each core. With cars going straight down from the gate, the ground level becomes a pedestrian landscape for walking and cycling between the buildings, the clubhouse and the courts.

Sobha Mullur Clubhouse

The proposed plan gives Sobha Mullur a clubhouse (an amenity building of two basements, a ground floor and four upper floors), the community's shared space and the natural home for indoor amenities such as the gym and indoor games. Four activity blocks of one to three levels above ground, each over two basements, add to it. The clubhouse's floor area and room list are part of the launch documents. The amenities page explains what a clubhouse needs to offer to serve 2,285 households comfortably and the questions to ask when the plans arrive.

Sobha Mullur Open Space and Landscape

The land not taken by the buildings, the amenity spaces and the driveways carries the outdoor life of the community: the sports courts, the kids' play area, spaces for senior residents, pet facilities and the landscaped gardens that connect them. About 4.73 hectares (about 11.7 acres) is proposed as green belt, and Chikka Bellandur lake lies just north of the site.

Good landscape design on a site of this size does three things. It separates noisy uses, such as courts and play areas, from quiet ones near the homes. It provides shade, since Bengaluru's afternoons are hot for much of the year. And it manages rainwater, holding and recharging it rather than sending it into storm drains. SOBHA's landscape plan for Sobha Mullur will show how the open space and the green belt are divided; how much of that ground is planted rather than paved is one of the first things to check.

Sobha Mullur Circulation

A plan like this typically pairs a loop road for fire tenders, deliveries and service vehicles with basement ramps close to the entrance and pedestrian paths through the landscape. The main gate, any second gate and the visitors' parking will show in the site plan.

Sobha Mullur Services and Utilities

Like every community of its size in Bengaluru, Sobha Mullur must treat its own sewage and reuse the water for flushing and landscape, harvest rainwater, store water on site, segregate waste at source, take power through on-site substations and meet the National Building Code's high-rise fire standard. The capacities of each system are part of the detailed approvals. For buyers, the practical questions are where the treatment plant and substations sit relative to the homes and how much water storage the community holds.

Sobha Mullur Phasing

Large SOBHA communities are usually registered and built in phases; the Crystal Meadows row houses on this land are K-RERA registered phase by phase, in five phases. Sobha Mullur, with 11 wings in three buildings, may follow a similar pattern, with each phase carrying its own K-RERA registration and completion date. Buyers should note which phase their home belongs to and the completion date registered for that phase.

Sobha Mullur and the Land Around It

Sobha Mullur shares its land with the row houses of Sobha Crystal Meadows, each of ground plus three floors, with Chikka Bellandur lake just to the north and the Wipro SEZ at Kodathi about 1.6 km by road. Around it are apartment communities and new projects under construction.

What to Check in the Sobha Mullur Master Plan

When the detailed plan is released, check:

  1. The layout of the proposed green belt and how much of the open space is landscape rather than paving.
  2. The position and orientation of each building and wing, and which homes face the lake, the clubhouse, the row houses or the boundary.
  3. The distance between wings, especially for homes that face each other.
  4. The gates, ramps and visitor parking, and whether surface roads cross the main landscape.
  5. The clubhouse floor area against the number of homes.
  6. The phase and completion date of the wing you are buying in.
  7. Utility locations, such as the sewage treatment plant and substations, and their distance from homes.

Sobha Mullur Master Plan FAQs

Who approves the Sobha Mullur plan?

The approving authority is the Bangalore Metropolitan Region Development Authority (BMRDA), which handles planning for the metropolitan region outside the city corporation's core.

How big is the Sobha Mullur site?

Sobha Mullur is planned on SOBHA's 27.64-acre land in Mullur, about 11.2 hectares, shared with the 290 row houses of Sobha Crystal Meadows. The proposed plan sets aside about 4.73 hectares (about 11.7 acres) as green belt, and the proposed built-up area for the whole land, including the row-house scheme, is about 474,240 sq m, or about 5.1 million sq ft.

Has Sobha Mullur received environmental clearance?

Not yet. Terms of reference were granted on 20 August 2026, and the environmental clearance was applied for on 5 October 2026. It is under appraisal and has not been granted. Pay nothing until Sobha Mullur is K-RERA registered and its environmental clearance is granted.

Is Sobha Mullur Sobha Crystal Meadows Phase 2?

Not as a registered name. Sobha Crystal Meadows' row houses are registered in five phases, and its "Phase 2" is one of those row-house phases. Sobha Mullur is the apartment development on the same land, with its own K-RERA registration still pending. Whichever name you have seen, check the project name and the apartment registration on any booking form.

What other approvals should I check?

Besides the K-RERA registration and the BMRDA plan sanction, a project of this size needs environmental clearance before construction starts, and its high-rise buildings need fire clearance. Pay nothing until Sobha Mullur is K-RERA registered and its environmental clearance is granted.
