P.N.C. Menon founded SOBHA in Bengaluru in 1995 on one idea: a developer that would do its own construction, make its own building components and control quality at every stage itself rather than through layers of contractors.

The company's first projects in Bengaluru established its name for build quality. It went public in December 2006, raised further capital through a qualified institutional placement in July 2009 and a rights issue in August 2024, and grew from a Bengaluru developer into a national one, with developments in 28 cities across 14 states, among them Gurgaon, Mysuru and Calicut. Bengaluru remains its home market and its largest.

Most Indian developers buy land, design a project and hire contractors to build it. SOBHA does all of it itself. Its businesses include:

• Contracting. SOBHA's own teams build its projects, and also build for institutional clients.
• Glazing and metal works. Windows, façades, railings and metal structures made in SOBHA's own factories.
• Interiors. Doors, wardrobes, kitchens and joinery, also made in-house.
• Concrete products. Precast elements, blocks and pavers.

SOBHA's Financial Strength

SOBHA held more cash than debt at 30 September 2026: ₹1,827 crore of cash against ₹1,505 crore of gross debt, leaving it with net cash. Its credit ratings are AA- from ICRA, with a stable outlook, and AA- from India Ratings, with a positive outlook.

In the first half of FY27 SOBHA recorded sales of ₹5,862 crore, its best half-year ever, selling 3.76 million sq ft at an average of ₹15,604 per sq ft. Bengaluru contributed ₹3,385 crore, more than half. In the same period it completed 2.56 million sq ft, or 1,391 homes, and launched 7.92 million sq ft across five projects.

SOBHA Villas and Row Houses in Bangalore

SOBHA builds villas and row houses in Bengaluru alongside its apartments. Sobha Crystal Meadows in Mullur is SOBHA's community of 290 four-bedroom row houses, each ground plus three floors with a terrace, and SOBHA Galera near Kannamangala offers four-bedroom row houses. Sobha Mullur is planned on SOBHA's 27.64-acre land in Mullur, alongside the row houses of Sobha Crystal Meadows. SOBHA has extended the plan for this land: alongside the Crystal Meadows row houses, it is planning 2,285 apartments, so one piece of land in Mullur carries both of SOBHA's main formats.

SOBHA RERA Registered Projects

SOBHA's projects in Karnataka are registered with K-RERA, usually phase by phase, as the law requires before any home is sold. SOBHA Altair, for example, carries the registration PRM/KA/RERA/1251/446/PR/070126/008388, and Sobha Crystal Meadows, SOBHA's row-house community on the same land as Sobha Mullur, is registered in five phases. Sobha Mullur's K-RERA registration is pending. By law, bookings can open only after it is issued, and anyone can check it at rera.karnataka.gov.in. Its environmental approval is under way: terms of reference were granted on 20 August 2026, and the environmental clearance was applied for on 5 October 2026 and is pending. Pay nothing until Sobha Mullur is K-RERA registered and its environmental clearance is granted.

SOBHA Upcoming Projects in Bangalore

SOBHA has 18 residential projects due to launch across India over the next six to eight quarters, totalling 20.42 million sq ft with a sale potential of ₹31,353 crore. Eight of them, together 10.91 million sq ft, are in Bengaluru, and the company holds 172 acres of land in the city for forthcoming and later projects. Sobha Mullur is one of SOBHA's upcoming residential projects in East Bangalore, set to launch in Q1 2027 (tentative).

As planned, Sobha Mullur's three buildings rise 28 to 30 levels above ground over two basements, to a maximum height of 93.45 m, with 11 wings between them. SOBHA's in-house contracting, glazing and metal-works divisions cover the structure, façade and windows that a high-rise of this kind needs.
